TERMS & CONDITIONS​

West Country Sheds & Cabins Ltd

These Terms and Conditions apply to all purchases made from West Country Sheds & Cabins Ltd (“the Company”, “we”, “us”, “our”). By placing an order, you (“the Customer”) agree to be bound by the following terms.

1. Ownership of Goods

All buildings remain the property of West Country Sheds & Cabins Ltd until full payment has been received. Goods may be reclaimed at any time where payment has not been completed.

2. Deposits & Payment

  • A non-refundable deposit is required at the time of ordering.

  • Full payment must be received on the day of completion unless otherwise agreed in writing.

3. Refunds & Bespoke Orders

  • Any refund is entirely at the discretion of Company management.

  • All bespoke buildings, bases, bearers, and accessories are non-refundable.

4. Customer Responsibility for Bases

It is the Customer’s responsibility to ensure that any base provided is:

  • 100% flat, level, solid, and of adequate size

  • Capable of supporting the building’s weight

  • Free of shallow or raised areas

The Company recommends a minimum of 500mm clearance around the building for roof overhang and fitting components.

West Country Sheds & Cabins Ltd accepts no liability for any issues arising from an unsuitable or poorly constructed base.

5. Platform Bases

Platform bases will only be installed on solid ground such as:

  • Concrete

  • Slabs (with no gaps)

  • Tarmac

Platform bases will not be installed on mud, boggy ground, shingle, or unstable surfaces.

6. Bearer Bases

Our floors are manufactured with tanalised bearers designed to sit correctly on slab or concrete bases.

If you lay your own bearer base, it must be installed correctly and run in the correct direction. Customers must confirm bearer alignment with the site manager at the point of sale.

7. Access Requirements

All items must be transported around the property, not through it, unless otherwise arranged.

Customers must remove fence panels or obstructions if necessary. Fitters are employed to erect buildings only, not to resolve access or base issues.

Free site visits are available upon request.

8. Site Preparation & Safety

The Customer must ensure the site is safe, clear, and free of hazards or obstructions that could:

  • Cause damage

  • Prevent delivery

  • Risk injury

9. Pets

All pets must be kept under control during installation visits. Garden areas must be free of animal excrement.

10. Delivery Only Orders

Where access allows, we will always aim to deliver your building into your back garden or desired location

A flat storage area

  • Weather protection

  • Treatment as soon as possible

For large interlocking kit deliveries unloaded by hand, the customer may be required to assist where possible.

Missing items must be reported within 24 hours of delivery.

11. Delivery & Erection

Customers must inform the Company in advance of any restrictions, including:

  • Overhead cables

  • Walls

  • Trees or hedges

  • Satellite dishes

  • Narrow access points

If we are unable to erect due to unsuitable base or restricted access, a recall charge of £35 will apply.

If delivery and erection cannot take place together, additional charges may apply.

12. Weather Conditions & Ventilation

Buildings erected in damp or rainy conditions must be ventilated adequately to allow timber drying.

Failure to ventilate may cause condensation or mould, which is not considered a leak.

Heaters must not be used as they may cause rapid drying, cracking, or warping.

13. Delivery Dates

All delivery dates are estimates only and may change due to circumstances beyond our control such as:

  • Breakdowns

  • Accidents

  • Adverse weather

14. Roof Coverings

Free mineral felt is supplied only with standard buildings. Colour may vary.

We are not responsible for damage caused by extreme weather following installation.

Felt joins are normal and include large overlaps to ensure waterproofing.

15. Specification Changes

We reserve the right to make alterations to specifications where necessary or advantageous.

Timber colour variations are natural and unavoidable.

16. Planning Permission

It is the Customer’s sole responsibility to check with their local authority whether planning permission is required.

Any restrictions must be raised at the time of order.

Bases, bearers, and insulation will increase overall building height.

17. Securing the Building

Buildings are not secured to the base by the Company. Securing or strapping down is the Customer’s responsibility, especially in exposed locations.

18. Maintenance & Treatment

All timber buildings require ongoing maintenance, including:

  • Regular waterproof treatment

  • Resealing of windows and doors

  • Adjustment as timber expands/shrinks

Felt and rubber roofs should be checked regularly for deterioration.

19. Waterproofing Disclaimer

Buildings are not supplied waterproofed. The Customer must ensure appropriate sealing and maintenance.

Inferior products may lead to water damage, swelling, or timber movement for which we accept no liability.

20. Ex-Display Buildings

A Health & Safety disclaimer must be signed before dismantling begins.

The Company accepts no liability for injury or damage during removal.

No compensation can be given once dismantling has commenced.

21. Accessories

Accessories are fitted according to Company policy and positioned advantageously.

Once installed, accessories cannot be repositioned. Adjustments after installation may incur additional charges.

22. Guarantee

Buildings are guaranteed for 1 year against manufacturing or installation defects.

The guarantee is void if:

  • The building is not erected by Company personnel

  • The building is modified

  • Maintenance is not carried out correctly

Timber movement, shrinkage, cracks, knots, and natural warping are normal characteristics of wood.

23. Faults & Repairs

We are entitled to a reasonable period to rectify defects.

We will not reimburse customers for repairs carried out independently or by third parties without written approval.

24. Complaints Procedure

All complaints must be supported by photographic evidence and emailed to:

25. Cancellations & Returns

Cancellations or returns will not be accepted once goods have been:

  • Delivered

  • Erected

  • Painted

  • Treated

  • Altered

If collection is authorised, charges may apply. Customers must take reasonable care of goods.

26. Liability Disclaimer

The Company is not responsible for damage to:

  • Drives

  • Garden ornaments

  • Plants

  • Fixtures or fittings

Customers accept full responsibility for injuries occurring within or around timber buildings, especially where children are involved.

27. Pricing Disclaimer

All prices are subject to change without notice.

In the event of an incorrect price due to typographical or supplier error, the Company reserves the right to cancel or refuse the order.

Where the correct price is:

  • Lower: we will refund the difference

  • Higher: we will notify you and allow you to pay the difference or cancel

28. Updates to These Terms

West Country Sheds & Cabins Ltd may amend these Terms and Conditions at any time.

Customers are encouraged to review the latest version regularly.

These Terms do not affect your statutory consumer rights under the Consumer Rights Act 2015.
